Landlord Fees

LET ONLY  – one of fee payable when a tenant is found - £350.00 plus VAT

 

  • We will advertise your property on various internet property websites
  • Have a board erected at the property
  • Accompanied viewings will be arranged or if you wish to carry out viewings yourself this can be arranged
  • Once a tenant is found we will carry out a Credit Check and reference your prospective tenants
  • If the property doesn’t currently have a gas and electrical certificate then Chris North Properties can either arrange this or yourself, whichever you choose we cannot move tenants into the property unless these two certificates have been carried out
  • We will draw up all legal documents e.g. Tenancy Agreement
  • An Inventory inspection will be carried out on the property before the tenant moves in along with all meter readings to be taken
  • We set up a standing order from your tenants account to your account, so payment will be made on the same day every month
  • Once the tenant has signed the tenancy agreement, we will provide the tenant with your contact details as you will now be managing your property yourself
  • EPC £50.00 if needed
  • Tenant referencing £50.00 per tenant

 

Please remember if you choose the above package that once the tenant has moved in and the bond has been transferred to you, as the landlord you now legally have to put the bond within a Tenancy Deposit Scheme. This is to protect both you and your tenant and we can advise you as to whom we use.

 

 

FULLY MANAGED – set up fee of £200.00_ plus VAT payable when tenant is found, then 10% plus VAT to manage

 

  • We will advertise your property on various internet property websites

  • Accompanied viewings will be arranged or if you wish to carry out viewings yourself this can be arranged
  • Once a tenant is found we will carry out a Credit Check and reference your prospective tenants
  • We will draw up all legal documents e.g. Tenancy Agreement
  • If the property doesn’t currently have a gas and electrical certificate and an Energy Performance Certificate then Chris North Properties can either arrange this or yourself, whichever you choose we cannot move tenants into the property unless these two certificates have been carried out
  • An Inventory inspection will be carried out on the property before the tenant moves in along with all meter readings to be taken
  • Once the tenant has signed the Agreement we will setup a standing order from there account to Chris North Properties Lettings Account
  • Once Chris North Properties have received your money it will be paid to you into your bank account less our fees. Every month you will also receive a monthly statement informing you of what amount will be going into your account and also what deductions have been made each month
  • Once the tenant has moved into the property we will carry out periodic inspections. The first will be with the first six weeks of the tenancy starting and after once every three months
  • All repairs will be directed to the Lettings Department and will be dealt with there. We will only come to you if the repair is going to cost quite a lot.
  • We will hold the tenants deposit within the tenancy deposit scheme, so there is nothing for you as the landlord to worry about
  • EPC £50.00 if needed
  • Tenant referencing £50 per tenant
